Senior Financial Analyst (IRC7630)

Description: Mortenson Construction is in need of Senior Financial Analyst (IRC7630) right now, this occupation will be assigned in Minnesota. More details about this occupation opportunity please give attention to these descriptions. § Prepare monthly management reports to track actual spending versus approved budget for potential real estate development deals, including earnest money on o! ptions to purchase land, attorneys or architect fees, consulting and various other expenses.
§ For real estate development deals that are in the process of closing ("Pending" status), serve on the legal contract review team, representing Finance and Accounting:
o Offer comments and suggestions on potential changes or improvements to contract terms and provisions.
o Coordinate with HQ Treasury to establish bank accounts, letters of credit, pledges or other deal closing or on-going operating requirements related to treasury or banking.
o Coordinate with HQ Accounting to set up any new legal entities related to the deal in the financial systems and establish any new accounting procedures or financial reporting requirements for the deal entities. Prepare documentation of our assessment of who will be deemed primary beneficiary for any new Variable Interest Entities (ie. who will be required to consolidate the deal entity).
o Prepare a post-close summary of ! any on-going deal requirements for use by the various back-off! ice support areas of the Company in fulfilling their on-going duties with regard to the deal, including for Financial Reporting, Tax, Treasury, Risk Management and the Legal department, among others. Examples of items to include in the post-close deal summary include (note - the following is not intended to be all-inclusive, as it deal dependent):
§ Required insurance coverage
§ Letters of credit, pledges or escrow accounts (amounts, duration)
§ Guarantees or subordinations (amounts, duration)
§ Required Financial Reports for Lenders, Owners or Passive Equity Investors
§ Deal earn-out provisions
§ Other on-going requirements
§ Account for and report on the financial performance of any real estate equity investments that arise from deferral of real estate development fees into an equity stake in a project (ie. equity stake received in lieu of development fees).
§ For real estate development deals that are in "Sold" status: !
o Set up the development deal in the project financial systems and create and submit a project budget allocation in a format the conforms to the development contract terms. Ensure progress on the project can be tracked and billed in accordance with customer requirements (customer bill codes).
o Prepare or assist the Development Managers in preparing customer billings/ applications for payment from Customers. Ensure cash receipts from customers are promptly applied to outstanding Accounts Receivable. Monitor outstanding receivables and work to collect any aged balances.
o Prepare or assist the Development Managers in preparing draw requests in the case here Mortenson is utilizing construction period financing to fund the real estate development project.
o Promptly process project invoices and any applications for payment received from the design-builder, general contractor or other service providers. Ensure proper coding, approval and on-time payment of proje! ct invoices.
o Working with the Development Managers, prepare month! ly project financial projections in the project financial systems for all active development projects. Review costs incurred to date and outstanding commitments versus the project budget and identify any overages or use of project contingency.
§ Process monthly operating expense invoices and travel and entertainment reimbursement requests for the Development Operating Group. Ensure proper coding, approval and on-time payment of the department's operating expenses.
§ Work with management of the business to prepare the annual budget for the Development Operating Group. On a monthly basis, prepare a forecast for the business, including expected selections, sales, revenues, gross margin, operating expenses and net margin for the year. Prepare the monthly Internal Reporting package that includes commentary on variances of the forecast to the budget for the year.
§ Prepare, or assist with preparing, any balance sheet account reconciliations pertaining specifically ! to real estate development projects.
§ As requested for projects owned, or to be owned, by Mortenson Properties, Inc. or Mortenson Property Holdings, Inc., prepare and/ or maintain project cash flow projections and internal rate of return computations for those projects.
§ Perform other accounting, financial reporting or analysis projects as requested by either of the Vice Presidents of Development or the Chief Financial Officer.
Qualifications
Basic
§ Eight to ten years of prior accounting or financial reporting experience
§ Four year degree in business, with an emphasis in accounting
§ Prior experience working with ERP accounting applications
Preferred
§ MBA in finance strongly preferred
§ CPA certification strongly preferred
§ Construction or real estate industry exposure a strong plus, particularly ability to read and understand contract language and terms
§ Solid Excel skills
§ Strong verbal and written! communication skills
§ Excellent interpersonal skills
